Abstract This article considers the cases of forming an order for cities and territories for smart city technologies, an integral part of which should be green technologies. Possibilities are proposed for combining smart and green approaches for cities and their individual sectors—industry, housing and utilities, commercial and public real estate. Global environmental challenges require the introduction of modern, efficient and smart technologies that ensure environmental safety and environmental protection. Business is aware of the responsibility entrusted to it and, following the trends of the times, strives to use more “green” developments, thanks to which it is possible to achieve environmental, economic and social effects: reducing the amount of harmful emissions into the atmosphere, returning waste products to the secondary cycle of use, “smart” savings electricity, creating safe working conditions and much more. Urbanization is an irreversible global process that is inextricably linked with changes in the environmental, social and economic living conditions of the population. Such changes give way to many prospects for sustainable development through the utilization of pioneering technologies, that, are aimed at the natural and energy resources’ productive usage. The development of smart cities has high potential aimed at effective urbanization, ensuring the prevention of negative consequences from ineffective urbanization. Thus, smart cities can be considered an indicator of the transition to a more sustainable society. © The Author(s), under exclusive license to Springer Nature Switzerland AG 2024.
